Abdur is a certified residential, FHA-approved appraiser at A Quality Appraisal. He takes progressive appraisal education seriously to stay abreast of the latest valuation methodologies. Abdur is a Candidate for Designation with the Appraisal Institute, is an associate member of the REAA, and a board member of the local ASA Portland, Oregon chapter. Abdur is currently leading an appraisal research team in an ongoing analysis of the resale value of Portland area properties that have legal ADUs.

  • Tell us about the term I’ve learned from you- functional obsolescence- and its relative application to ADUs. 

  • What types of home additions add value for resale from an appraiser’s vantage?

  • How do ADUs stack up relative to these other home improvements in terms of cost vs resale value? (eg. kitchens, additions, garages)

  • You’ve said that your research findings are applicable to Portland, but the concepts may not carry over to other markets. Why?

  • Give us a 10 minute overview of your research.

  • So, if someone were to ask you what the contributory value of an ADU was in the Portland market, what would you ask them to be able to provide some sense of what that contribution value may be?

  • What are some other methods that could be used to determine a research based method for determining the contributory value of an ADU?

  • In the absence of sales comps in other markets, do you think the income based valuation could be used to help determine an opinion of value?

  • If other jurisdictions or regions are interested in studying this question, how would you recommend that they start the research process?
